Why Choose to Invest in Apartments?

Investing in Apartments can provide good cash flow and capital return for the investor says Grant Hoey a seasoned Apartment investor and Apartment investment mentor.

Apartments are high-density housing i.e. housing on land that holds more people than is typical and usually the apartments or units are in a multi level complex.

There are lots of benefits to apartment property investment nz and living in Apartments – including security, privacy and convenience to amenities due to their central city location.

The location of the Apartment block is important to the investor and tenant alike – ideally it will be near shops, transport, parks, ideally schools and community facilities.

Operating costs and maintenance can usually be lower for high density housing such as apartments over typical stand-alone properties and this is attractive to investors and their cash flow.

With notable rising fuel costs living inner city is highly attractive to tenants. Apartments near public transport routes, the business and entertainment areas can offer little or no cost to the tenant. There is no need for a car.

Older tenants enjoy the security and privacy Apartments offer as well as the low maintenance and up keep of their home. Heating and cooling of an Apartment would be less expensive than a standard stand-alone property and with an Apartment there is no garden or lawns to personally maintain. This suits tenants of all ages.

There is a migration shift from rural to city and in particular towards inner city living. Apartment tenants are not just Students or a transient crowd they are also families, working adults, baby boomers and the retired and this ensures the Apartment market is active and a high occupancy rate achieved.

Finally Grant Hoey confirms the interest in inner city living is on the rise and Apartments will continue to grow in value over time (particularly in the Auckland area). A capital return is a nice to have for any investor hence investing in Apartments is often the preferred choice of Property Investors in New Zealand.
